The lowest management fee on Maui. We charge just 20% of the rental rate, the lowest management fee on the island. Typical management fees on Maui range between 30-48%. We have done this since the day we opened our doors, as it is what is reasonable for the guests and the owners. Damage protection, cleaning costs and taxes are all covered by guests.

Dedicated reservation managers on 100% commission. Every unit has an assigned reservation manager who intimately knows your unit and is a licensed Realtor working on 100% commission. They do well only when you do well.

Personal touch. We communicate with your guests at every stage of their vacation from booking to departure. We even follow up after they leave to secure future bookings and feedback. You'll have peace of mind knowing we are familiar with who is staying in your home and your guests will appreciate knowing they have someone to call.

High-impact marketing for maximum occupancy. We showcase your property with professional photography and attention-grabbing descriptions that set your unit apart. We utilize the leading rental websites including VRBO,, Airbnb, TripAdvisor, and Expedia, among others. These sites are the most searched with proven results. Our continuous market analysis ensures your rental rates are always competitive.

Streamlined accounting. We take care of the paperwork for you with full transparency, including monthly owner statements and electronic payments, tax filings and payments on your behalf, management of cleaning and maintenance services, and guest invoicing and payment collection. We also make sure our owners are apprised of and complying with state tax and licensing laws.

Happy guests. No detail of your guest’s stay will be overlooked. We offer a seamless booking experience, personal check in, and an app with all of the information for their stay. At check in, every guest also receives a welcome binder customized for their unit with house rules, local recommendations and coupons for their use. We provide effortless vacation planning and concierge services, and local after-hours support.

Local. We are local to Maui and our properties. We know the island, the restaurants, shops, activities and anything else a guest would need while they are here. We have personal relationships with local vendors and maintenance suppliers. No off-island support calls or reservations/bookings. We live here with the guests and the locals.

In addition, our service includes independent monthly audits of your unit, pre-check audits before every guest arrival, maintenance service as needed, an owner calendar so you always know when your unit is booked, and offer an all-inclusive lease program for linens and towels.

We manage your property on the top producing vacation rental websites. All inquiries are property specific ensuring the owner that they receive all intended bookings. In the event that a requested property is booked, alternate similar properties will be offered using unit specific criteria such as availability, pricing, location and number of bedrooms/bathrooms.
We encourage owners to promote their rental property to friends, relatives and business associates. We can even create emails and electronic brochures for you to use. Fees are due on all rentals regardless of how they are procured.
We encourage you to use the unit for yourselves, family and friends. It is the reason you bought it. We charge a $50 admin fee for coordinating cleaning crews, updating calendars and check in/out information. We support any special prices you may wish to give to friends or family with all the standard costs. We do require that the stay is coordinated with the reservation system and current bookings.
We work to establish all rental rates and terms based on the unit and current market rates for comparable units in the complex or area. It is in the best interest of you and us to maximize your rental income. Due to competitive market conditions, tourist fluctuations and demand, we reserves the right to alter rates and terms and make special rates and terms at our discretion in order to maximize rental income and occupancy.
Guests receive a folder with maps, local restaurant recommendations, house rules, emergency numbers and medical locations, and sightseeing brochures. In addition, we provide a limited stock of basic supplies like toilet paper, paper towels, dishwasher detergent, soap, shampoo, etc. This keeps your condo presentable and fresh without nitpicking charges.
On average, six times a month. Our cleaning crews are in after every check-in/out. Our operation manager is in the unit at least once a month for review. Your reservation manager, the lead support person for your unit, visits at least once a month. We also hire, on our dime, an outside independent auditor to review each of our units once a month for an unbiased review of any current or long term needs and prior to every guest arrival, our pre-check auditors review everything to make sure the unit is ready for the guest.
Repeat business comes from happy customers. Everyday maintenance of your property prolongs its life and increases its value. We employ an exceptional cleaning service that inspects each property as they clean – the best way to notice damage or substandard maintenance. Our cleaning service prides itself on preparing each unit to our strict standards for the next arrival. A clean, well-maintained property is one the owner is proud of and the rental tenants request when they plan their next vacation. This cleaning service is charged to the guest as an additional charge.
While most owners want to maximize rentals they do not want to rent to someone who may cause damage to their property. We have a strict policy designed to promote family-oriented rentals only. NO UN-CHAPERONED VACATIONING STUDENTS OR SINGLE GROUPS UNDER THE AGE OF TWENTY-ONE ARE ALLOWED TO RENT OUR PROPERTIES. Our maximum concern is for the protection of the property and our aggressive pursuit of rentals will not be at the property’s expense. We have years of experience in thoroughly screening prospective rental tenants to minimize this risk and assure that they meet the quality standards required. This is spelled out in the rental contract signed by the guest.
95% of guests take advantage of our low cost damage protection program allowing us to easily resolve any issues between the guest and the insurance company. Upon departure, our cleaning staff thoroughly inspects each property and any necessary charges are recouped from the guest.
By the eighth day of each month, you will receive a detailed statement of the previous month’s rental activity, itemizing all income and expenses, as well as a check for net proceeds. This statement serves as verification of your income and expenses for tax purposes. We also file your monthly GET/TAT Taxes and do your yearly reconciliation with the state.
Each unit is required to have three sets of linens and towels. Our linens are high quality and ensure that each guest has a pleasant night's sleep. Laundry is included in the cleaning service. An annual charge is assessed for replenishment – usually around Thanksgiving/Christmas to take advantage of lower prices. We also offer a linen lease program where we take full responsibility for replacement, cleaning and exchanging.
We accept all major credit cards for reservation, rental and deposits. We also accept personal checks for reservations made well in advance and electronic deposits. Guests pay the surcharge fee for using a credit card.
We try to keep expenses to a minimum. There are no hidden charges to property owners. The only fees charged are:
  • 20% of rental room rates (we do not charge our fee on taxes, credit card fees, maintenance etc.)
  • Linen lease program
  • Optional tax filing service, including end of year state report and reconciliation, for $15/month. Alternatively, we can show you how to do this yourself if you prefer.
  • Any unit maintenance costs depending on what is needed.
  • We charge no startup fees for managing the websites where your property is advertised. Most of these sites charge nothing to list your property, with the exception of VRBO and Home Away. In these cases, we pass along our company discount to you ($331 instead of the usual $399 to $599).
